the design response for Wales Street

When the mapd team approaches a new design project, we ensure that we take advantage of the existing features to celebrate the qualities of the existing house.

Siting and orientation of the house and land to maximise sunlight during the day, create spaces for year-round living is important when considering an extension or new build.

Our extension for Wales Street was designed with a focus on maximising natural light and creating the appeal to working couples with young children searching for a forever home, our team approached Wales Street with a focus on maximising the large block, providing offstreet, rear laneway parking and the creation of a new living space that maximised all day sun whilst looking out over a private internal garden space. The extension becomes an oasis within the bustling city.

The existing timber house provides 3 bedrooms in the front, separate powder room and bathroom, a private home office overlooking a small garden and a family retreat. As you move along the hallway the existing house then opens up into the new sunlit rear wing that wraps around the garden.

On the ground level a north facing kitchen and sunken living room access a private dining wing. The back of the new wing is retained for a large European laundry and spacious double car garage.

The articulation of the curved façade creates a fluid interface between the original cottage and the modern extension.

Above the living area of the new extension is a parent retreat on the first level with a separate ensuite bathroom, library, balcony and walk in robes. The ideal sanctuary for a busy working couple.

Sketch options

To develop an ideal concept plan, we first explore a series of sketch options with you to find and express the best functional layout that also fits your brief. We start by creating a series of functional planning zones – where the quiet areas are for bedrooms, where living spaces are grouped with the kitchen

During the sketching phase we analyse where the sun rises and sets, from what direction the predominant wind flows are, where key views and outlook may be within the property, where the quiet areas may be, potential overlooking into neighbouring properties and what the car parking potential is.
